Information for Buyers
We're glad that you have come to us to find the best home for you. We commit to meeting with you to understand your real estate goals - what you want to buy, priorities, timing, etc. We can help you with each step of the home buying process and provide valuable reference information.
One of the key components of buying a home is pre-qualification. If you aren't already pre-qualified and will require financing, we can help you understand and take the proper steps in order to get pre-qualified.
Once you are pre-qualified and confident with the price range you are looking for, we can provide automated listing search notification via e-mail. Once we set you up on the system, not only will you be able to peruse current listings that fit your specific criteria, but also be informed of when listings sell and as soon as they hit the MLS. This is a great way to get a good feel for the market and find the perfect home for you!
What is the $8,000 First Time Homebuyer Tax Credit?
It is a tax credit of equal to 10 percent of the home's purchase price up to a maximum of $8,000 available for qualified first-time home buyers purchasing a new or resale principal residence (single-family home, townhouse, condo, manufactured/mobile home, or houseboat). The home needs to have a binding contract by April 30, 2010 and closed on by June 30, 2010.
A first-time home buyer is someone who has not owned a principal residence during the three year period before the applicable purchase. If married, this applies to both the home buyer and their spouse. There is an income limit for single taxpayers of $125,000 and $225,000 for married taxpayers filing a joint return. As long as the real estate is the home buyer's principal residence for at least three years after the date of purchase, this tax incentive is a true tax credit and does not need to be repaid. Keep in mind that this is a tax CREDIT, not a tax deduction.
A tax credit is a dollar-for-dollar reduction in what a taxpayer owes. If you owe $8,000 in income taxes and receive an $8,000 tax credit, you would owe nothing to the IRS. Participating in the tax credit program is as easy as claiming the tax credit on your federal income tax return.
Already Own a Home?
You may qualify for a Tax Credit as well!
The Move-Up/Repeat Home Buyer Tax Credit allows repeat home owners the chance to receive this credit through June 30, 2010. If you have lived in a home for five consecutive years over the past eight, you may qualify. The credit is for 10% of the home's value up to $6,500. The income limit is $125,000 for single tax payers and $225,000 for married tax payers. You do not have to purchase a home that is more expensive than the one you previously owned. This credit has been established by the Worker, Homeownership, and Business Assistance Act. What a great opportunity to get out and go shopping!!!
